The tenant has no right to remain at the premises on expiration of the initial planned period which forms part of this contract.
2- Utilisation of the premises
The tenant is to enjoy the accomodation in a peaceful way and make good use of it, in line with the ethos of our environment. On their departure, the tenant undertakes to leave the accomodation in the same clean and tidy state that they found it on their arrival. On no account can the rent benefit and third party. The owner will provide the accomodation to the description detailed and will maintain it in serviceable condition.
3- Security Deposit
The amount of the security deposit is equal to 200 € for the "shepherd's hut" and to 200 € for the treehouse. It is to be paid in advance of entering our premises..
It will be reimbursed to the tenant at the time of their departure, minus any costs of replacement or restorationin the event of any damage to items of furniture or goods put at their disposal. If the security deposit is insufficient, the tenant undertakes to reimburse any shortfall once a final inventory has been taken.
4- Number of occupants
in the event that the number of permitted persons as mentionned in the contract is exceeded, the owner and the tenant will agree amicably the additional costs due as a result of any modifications.
Pets are not allowed.
6- Internet –Wifi
Internet access is available in the main building if needed.
7- Condition of the premises
An inventory of the furniture and equipment will be made at the beginning and at the end of the stay by the owner (or his agent) and the tenant.
8- Service Charges
These are include in the rental price and correspond to the comsuption of water and electricity.
The reservation becomes effectiveas soon as the tenant has returned a signed copy of this contract accompanied by the amount of the deposit or 30 % of the cost of the rental, within 6 days following the first contract. The balance of the rental will be paid on the day of arrival at the lodgings.
If the tenant's arrival is delayed, they must first inform the owner in writing and send them the balance of the rent due effective from the contracted start date of their stay.
10- Interruption of stay
In the event of an early interruption of stay by the tenant, and if the responsability of the owner is not called into question, no refund will be made, except for that of the security deposit deposit under the conditions set out in item 3.
In the event of cancellation of the booking by the tenant, this must be made in writing by registered mail. the amount of the sum withheld will depend on the date of cancellation (as evidenced by the post mark) .
In the absence of contacting their travel insurer, our cancellation conditions, for whatever reason, will apply according to the details specified below :
The deposit will be retained by the owner; however, it can be refunded if the property can be re-booked under the same conditions.
- if the cancellation takes place between 45 and 30 days before the start of the stay, 50% will be payable.
- if the cancellation takes place between 30 and 7 days before the start of the stay, 80% of the amount will be payable.
- if the cancellation takes place less than 7 days from the beginning of the stay, the entire amount of the stay will be payable.
- no reimbursement will be made for early departure, late arrival or absence during their stay.
In the event of cancellation by the owner, the amount of the deposit received will be refunded to the tenant.
The tenant is liable for all damages that they make. They are asked to check whether their main home insurance policy covers holiday rentals. If not, it is strongly recommended that separate travel insurance is purchased..
